Buying a home is an exciting milestone, but there are several closing costs that buyers need to budget for. One of the largest is **Land Transfer Tax (LTT)**. Understanding how it works can help you avoid surprises on closing day.

## What Is Land Transfer Tax?

Land Transfer Tax is a one-time tax paid when ownership of a property is transferred from a seller to a buyer in Ontario. The tax is paid by the buyer when the transaction closes, usually through their real estate lawyer.

## Who Pays Land Transfer Tax?

In Ontario, the **buyer** is responsible for paying Land Transfer Tax. It is not paid by the seller. The tax is based on the purchase price of the property and is due at closing.

## How Is Land Transfer Tax Calculated?

Ontario uses a progressive tax system, meaning different portions of the purchase price are taxed at different rates. Current provincial rates include:

* 0.5% on the first $55,000
* 1.0% on the portion from $55,001 to $250,000
* 1.5% on the portion from $250,001 to $400,000
* 2.0% on the portion from $400,001 to $2,000,000
* 2.5% on amounts over $2,000,000 for eligible residential properties

## First-Time Home Buyer Rebates

The good news is that eligible first-time home buyers in Ontario may qualify for a **Land Transfer Tax refund of up to $4,000**. This rebate can significantly reduce or even eliminate the tax for purchasers of lower-priced homes.

To qualify, buyers must meet specific eligibility requirements, including:

* Being at least 18 years old.
* Occupying the home as their principal residence.
* Not having owned a home anywhere in the world before.
